Why owners trust us
About us
We started Property Saver to make selling simple.
Property Saver was founded by two brothers who spent decades in real estate learning how the industry truly works. They bought and sold homes the conventional way, through brokers and the slow grind of the traditional process. Every time, the same thing happened. The middleman took his cut. The wait dragged on for months. Good people walked away with far less than their homes were worth.
They knew there had to be a better way. Deal straight with the owner, and you cut out the middleman, leave more money in the seller's pocket, and let people sell on their own schedule. That idea became the company, built on one promise. Treat every person like family, never as a transaction.
We are still family-run today. We buy properties for cash, straight from the owner, on terms we agree on together. We work hard to bring you a strong offer, and we show you the numbers behind it. You never have to wait for the market to turn since we close on your timeline. No wholesaler in the middle. No markup, and a real person stays with you throughout the process, long after closing.
What started in a single market now reaches all fifty states. The goal has never changed. Make every sale faster, fairer, and more human, because for us it has always been about family, and when you work with us, we treat you like our own.
Our guiding principles.
We are a family-run business. We take getting your offer right seriously, and we take how we treat you just as seriously. These three principles guide everything we do.
Dignity, no exceptions
You are a person, not a property address or a name in a database. We take the time to listen, and we explain everything without talking down to you. How we make you feel matters as much as the deal we reach.
Honest, start to finish
What we tell you is exactly what happens. We are upfront about everything, and we keep every promise we make. To us, the truth is worth more than any single sale.
Fairness, not leverage
When someone is in a bind, it is easy for a buyer to offer less and call it a deal. We refuse to work that way, and we put forward a number that is fair whether you are in a rush or not. Every deal we make is one we would be proud to explain to your family or to our own.
Selling to us is simple.
No listings, no showings, no repairs needed.

Receive your offer
Within 24 hours, in plain language. A qualified acquisition analyst walks you through it and answers anything before you decide.
Close fast and get your cash
We handle the paperwork and work toward a fast, smooth closing on your timeline.
Analysis and data, not guesswork
Best cash offer within 24 hours.
Our acquisition analysts price your home using real comparable sales and our own proprietary software. The result is a strong, fair cash offer you can count on.
In-house construction
Kept in-house, start to finish.
We keep the whole job in-house. Our own analysts price your home and our own crews take on the repairs, so you can sell in any condition with no agent, no commission, and no repair bill on your side. Fewer hands in the deal means a stronger, fairer offer, and more of the money stays with you.
Agent vs. us
See how selling to us compares.
A higher list price does not always mean more money in your pocket, or less hassle. Here is an honest side by side.
Agent-side figures are typical ranges that vary by market, home, and agreement. Commissions are negotiable and not set by law.
More than the move
We are happy to help you find a new home.
We own and operate homes in many markets across the United States, so we can do more than help you move out. We can help you into your next place.
Next-home help depends on what we have available in your area, and is offered as a courtesy, not a condition of any sale. We are happy to discuss any rental or financing options apart from the sale itself, under a separate agreement. See Disclosures.
Reviews
Real reviews from homeowners we have worked with are posted only with their permission, and we are gathering them now. They will appear here as soon as we have them. If we have helped you, add your experience below and help the next family decide with confidence.

Know your options
Guides for common situations.
Each guide walks through the situation, the options you have, and how an experienced cash buyer like us is the solution.
MortgageBehind on your payments
Missing a payment or two is more common than people think, but it can snowball quickly into late fees and a default notice. The sooner you act, the more options you keep.
Your options usually include catching up over time, asking your lender about forbearance or a loan modification, refinancing, or selling before the balance grows. If there is equity in the home, a cash sale can free that equity and put money back in your pocket. As a funded buyer, Property Saver can often close on a short timeline, which is why some sellers come to us when an auction date is approaching.
If selling is the right move, we can be the buyer, cover standard closing costs, and keep you in the loop the whole way.
ForeclosurePre-foreclosure, and what it means
Pre-foreclosure is the window after you have fallen behind but before the lender sells the home at auction. It is serious, but it is not the end, and in most cases you still control the property and any equity in it.
During this window you can usually reinstate the loan by paying what is owed, ask your lender about a repayment plan, pursue a short sale, or sell the home outright before the auction date. When you sell to a funded buyer like Property Saver, the loan and any liens are paid off through escrow from the purchase price at closing, and the remaining proceeds go to you rather than being decided at an auction.
Foreclosure timelines and rights vary by state, so confirm yours with a HUD-approved housing counselor or attorney. If a cash sale is the path you choose, we can be the buyer on the other side.
Short saleWhat a short sale is
A short sale is when you sell the home for less than you owe on the mortgage, and the lender agrees to accept that lower amount. It usually comes up when there is little or no equity and you need out.
A short sale needs your lender's approval and paperwork, so it takes patience, and it can affect your credit and sometimes your taxes. Done right, it can help you avoid foreclosure and move on. As a buyer, Property Saver has closed short sales before and is comfortable with the lender approval process that a short sale purchase requires. Your lender, and ideally your own attorney or housing counselor, guides the approval itself.
If a short sale fits your situation, we can be the buyer on the other side and carry the paperwork load.
Money is tightBankruptcy, back taxes, and a tight budget
When bills pile up, a home can shift from an asset to a source of stress, especially as repairs, taxes, or insurance climb. A home with equity is also a tool you can use to reset. Depending on your situation you might look into assistance programs, refinance, rent out a room, or sell and downsize. Selling for cash can turn your equity into proceeds without months on the market, and as a funded buyer we can often close on a timeline that gives you some breathing room.
If the pressure is coming from bankruptcy or back taxes, the same options apply. A tax lien or an unpaid balance does not block a sale; in most cases it is paid out of your proceeds at closing, so a cash sale can settle what is owed and free up your remaining equity before penalties and interest grow. If you are considering bankruptcy, talk with your attorney first, since a sale may need court approval, and we are comfortable working alongside that process.
LandlordsTired of being a landlord
Rental property can be a great investment until the late-night calls, turnover, and repair bills stop being worth it. Many landlords hold on simply because selling sounds like a hassle, especially with tenants in place.
You can list it, sell at the end of a lease, or sell directly to a buyer who will take it as-is, occupied or not. Property Saver buys rentals with tenants in place and with deferred repairs, so you do not have to evict anyone or fix anything first. Our own crews handle the work after closing.
Inherited homesSelling a home you inherited
Inheriting a house can come with grief, distance, shared ownership among relatives, and a property that may need work or sit empty. It is a lot to carry, and there is rarely a rush to decide everything at once.
Most inherited homes pass through probate before they can be sold, and there can be tax considerations when several heirs split the proceeds. You can keep it, rent it, or sell it. Selling for cash is often simplest when heirs live far apart or do not want the upkeep. Property Saver can coordinate with the probate process and buy as-is, with no clean-out required.
Probate rules and inheritance taxes vary, so loop in an attorney or tax professional. When the family is ready to sell, we make it straightforward.
RepairsDamage, fire, water, or a vacant home
When a home needs major repairs, the traditional path is rough: fix it first to attract buyers, or list it as-is and watch offers come in low. Either way, the repair cost lands on you, and not every owner has that cash on hand.
A cash buyer changes the math. Property Saver prices the repairs in and buys as-is, so the repair cost is built into the deal instead of coming out of your proceeds, and there is nothing for you to fix or clean. Our team or a partner handles the work after closing.
This holds no matter what the home has been through. Fire or water damage, a property that has sat vacant, or a house that has been vandalized are exactly the situations we take on. You do not need to board it up, clear it out, or make a single repair first. We assess the property as it sits today and build our offer around its current condition.
Life changesDivorce, downsizing, or relocating
Not every sale comes from a hardship. Sometimes life simply changes. A divorce or separation means a shared home has to be divided, often on a tight timeline and while emotions are running high. Downsizing means a house that once fit the whole family is now more space, upkeep, and cost than you want. A job relocation can put a move on the calendar before you have time to list and wait for the right buyer.
What these have in common is that you need a clean, predictable exit and a closing date you can count on. A cash sale gives you both. We make a fair offer, close on the timeline that fits your move, and take the property as-is, so you are not staging, showing, or repairing a home while you are already trying to move on. When a divorce is involved, we are comfortable coordinating with both parties and any attorneys so the sale stays fair and on track.
Just curiousCurious what your home would sell for
Maybe you have never really thought about selling, and you are just curious what your home would bring. That is completely fine. Knowing your options costs nothing, and there is never any pressure to act.
If you do decide to sell, selling to us works in your favor. An agent lists your home, waits months for a buyer, and takes a commission out of your money. We are the buyer, so there is no commission, no listing, no showings, and no back-and-forth. You get a top cash offer with an easy closing.
There is no prep and no cleaning, you never make a single repair, and you never pay anything out of pocket. Whether you are ready now or just looking ahead, we are glad to give you a real number whenever you want one.
Please note: These guides are general information, not legal, tax, or financial advice. Every situation is different, and laws vary by state. Please talk to a qualified attorney, tax professional, or housing counselor about your specific situation before making a decision.

Who we are
Property Saver is a private home buying company. We contract to buy homes and other property as a principal in our own name. On some transactions we complete the purchase and then renovate, rent, hold, or resell. On others, before closing, we assign or transfer the purchase contract to an affiliated or third-party buyer who completes the purchase. Where state law requires, we disclose our intent to assign and your cancellation rights in the purchase contract itself. Property Saver Group LLC, 5900 Balcones Drive, STE 100, Austin, TX 78731, info@propertysaver.net.
We are not a real estate broker or agent
Property Saver is not a licensed real estate brokerage and does not act as your real estate agent or broker. We do not represent you in the sale of your property, we do not provide brokerage services, and we do not charge you commissions or listing fees. You are always free to consult your own real estate agent, attorney, or advisor, and we encourage you to do so.
About our cash offers
Any number we share is a preliminary, good-faith estimate, not a guarantee or a binding commitment. Every offer depends on the details you provide, our review, the property condition, clear title, and a signed written agreement. Descriptions such as a 'strong' or 'fair' cash offer, an offer 'within 24 hours,' and 'no fees, no repairs' reflect how we typically work; actual timing, amounts, and terms vary by property and situation and are confirmed only in a written agreement.
Reviews, examples, and figures
Every review here comes from a real person who actually worked with Property Saver, shared in their own words and posted with their permission. We never write, buy, or invent reviews, and if a reviewer is connected to us, we say so plainly. We do not remove or hide reviews because they are critical or give a low rating, and we display published reviews regardless of whether they are favorable. Their experiences are their own. Individual results vary by property and situation and are not typical or guaranteed.
Company information and statistics
Statistics shown on this site, such as years of experience and states served, are based on the company's own records and are approximate. They describe our overall experience and are not a promise of any particular result for you.
Help with your move and any financing
If we help you find your next place or get 'pre-approved,' that assistance is informational and for your convenience. Property Saver is not a mortgage lender, mortgage broker, or credit counselor. Any financing, pre-approval, or rental is offered by third parties or under separate agreements and is subject to their own criteria, application, and approval.
Equal housing and non-discrimination
Property Saver supports and complies with the federal Fair Housing Act and applicable state and local fair housing laws. We do not discriminate on the basis of race, color, religion, sex, national origin, familial status, disability, or any other class protected by law in the purchase, sale, rental, or financing of housing.
Service area and state law
We operate in multiple states. Availability, process, timelines, and required disclosures may vary by state and by local law, and some services may not be available in every state. Where required by law, additional state-specific disclosures will be provided in your transaction documents.
Your right to cancel and your own advisors
You are never locked in by talking to us, submitting a form, or receiving an offer. A sale exists only when you sign a written purchase contract. Depending on your state, that contract may give you a cancellation period, which will be stated in your contract and notices. You are free to consult your own attorney, tax advisor, or real estate agent before you sign anything. If you feel pressured, that is not how we work.
Notice for homes in foreclosure or default
If your home is in foreclosure or you are behind on payments when we agree to buy, special state laws may apply. In many states the contract must be in writing and you get a right to cancel for a set number of business days after signing, often five and sometimes longer, and the buyer may be barred from recording the deed, taking title, or paying you until that cancellation period passes. We follow these laws where they apply, and your contract will carry the required notices and your exact deadline. Property Saver buys property for its own account or assigns the purchase to a buyer who does. We are not a foreclosure consultant or foreclosure rescue service, we do not promise to stop or postpone your foreclosure, and we never charge you any fee, deposit, or upfront payment for help with a foreclosure. If anyone asks you to pay a fee before your home is sold, that is not us.
Calls, texts, and Do Not Call
Giving us your number lets us reach out about your property and your request. Checking the consent box also agrees that Property Saver and the affiliated or assignee buyers who help complete your sale may contact you with automatic dialing, prerecorded or artificial voice, and text messages. This is not required to get an offer. Message and data rates may apply and frequency varies. You can opt out at any time by any reasonable method, including replying STOP. We keep an internal do-not-call and do-not-text list and follow the National Do Not Call Registry. We collect your name, contact details, and property information to evaluate and complete your sale, and we may share it with the affiliated or assignee buyers, title, escrow, and closing parties who complete the purchase. We do not sell your information for money. Handing your lead to a buyer for value may be a 'sale' or 'share' under California law; if you are a California resident, see the California section of our Privacy Policy to exercise your rights.

Privacy Policy
Last updated: June 21, 2026.
1. About This Policy
Property Saver ("Property Saver," "we," "us," or "our"), operated by Property Saver Group LLC, respects your privacy. This Privacy Policy explains what information we collect through our website at propertysaver.net, how we use it, who we share it with, and the choices you have. It applies to information we collect through this website and the forms on it, and to phone calls and text messages connected to a request you send us or to contact information you give us in person. It does not apply to other companies' websites that we may link to. We are a real estate buyer. We make cash offers on homes. In some transactions we complete the purchase ourselves, and in others we assign the purchase agreement to an affiliated or third-party buyer or partner who completes the purchase. Either way, this policy tells you honestly how your information is handled. If you have questions, the contact details are in Section 12.
2. Information We Collect
We collect only what we need. Information you give us through our forms: the offer or contact form and home offer wizard collect your name, phone number, email address, the property address, what the real estate is to you (for example homeowner, landlord, or relative), and any optional notes; the leave-a-review form collects your first name, a star rating, your review text, and a bot-protection check (Cloudflare Turnstile). We also collect server log files (IP address, browser type, ISP, date and time stamps, referring and exit pages) used for site operation, security, and troubleshooting, and cookies and similar technologies (see Section 7). When your browser loads our pages it sends standard technical details, and our pages load Google Fonts from Google servers, and the review form loads Cloudflare Turnstile (our anti-bot check), so your browser contacts Google and Cloudflare when you view the site (see Section 4). We do not ask for and do not want Social Security numbers, financial account numbers, or government identification through this website; please do not send those through our forms.
3. How We Use Your Information
We use your information to contact you about your property and respond to your request, including having a real person follow up by phone, text, or email; to prepare, present, and discuss a cash offer; to complete a purchase ourselves or assign the purchase agreement to a buyer or partner who completes it, and carry the transaction through closing; to review and, if approved, publish your review using your first name and star rating; to operate, secure, maintain, and improve our website; to keep records and comply with law; and to protect our rights, our visitors, and the public, and prevent fraud or misuse. We do not use your information for unrelated marketing by other companies, and we do not sell it to advertisers or data brokers (see Section 4).
4. How We Share Your Information
To do what you asked and to complete a purchase, we share your information only with the parties who need it, and only what is reasonably needed. To evaluate and complete or assign a purchase, we share your name, contact details, and property information with title and escrow companies, real estate attorneys, inspectors and contractors who assess the property, and the buyer or partner who completes the purchase. In some transactions we complete the purchase ourselves; in others we assign the purchase agreement to an affiliated company or to a third-party buyer or partner who completes it, and that buyer or partner then handles your information under their own privacy practices. We also use service providers such as our website host, our form-delivery provider, communications and scheduling tools, and document and e-signature services, who process your information only to provide services to us. Google receives standard request data such as your IP address when our pages load Google Fonts; we do not send Google what you type into our forms. We may also disclose information for legal and safety reasons or in connection with a business transfer. We do not sell your personal information to advertisers or data brokers, and we do not share it for cross-context behavioral advertising or targeted advertising in exchange for money or other value.
5. Calls and Text Messages
When you give us your phone number on a form or in person and agree to be contacted, you are giving us permission to reach you about your property and your request, including by calls and text messages and including calls or texts made using automatic dialing systems, prerecorded or artificial voice, and automated texting; a real person may also follow up. Consent is not a condition of any sale; you can ask us to contact you only by a method you choose or only by a live person. Message and data rates may apply, and message frequency varies. You can opt out of texts any time by replying STOP (or QUIT, CANCEL, UNSUBSCRIBE, END, OPT OUT, REVOKE); after you opt out we may send one confirmation message and then stop. You can also opt out by emailing info@propertysaver.net or calling 806-424-4959, and we will honor your request promptly, and in any case within ten business days. You can revoke consent in any reasonable way, applied across calls and texts. We respect the National Do Not Call Registry and applicable state do-not-call rules and maintain an internal do-not-call list.
6. Email
If we email you about your property, offer, application, or our services, you can stop any time. Marketing email includes an unsubscribe link or clear opt-out; you can also email info@propertysaver.net; we honor opt-outs within ten business days at no charge and require nothing beyond your email address; and transactional messages for a transaction you are part of may still be sent.
7. Cookies, Analytics, and Your Choices
Our website may use cookies to help it function and remember basic preferences; we do not currently run third-party advertising cookies, and if we add analytics later we will update this policy. You can set your browser to refuse cookies, though some features may degrade; because our pages load Google Fonts, your browser still contacts Google for fonts even if you block cookies. Where the law requires, we treat a valid Global Privacy Control signal as a request to opt out of sale or sharing; since we do not sell to advertisers or data brokers or share for cross-context behavioral advertising, this changes little in practice, but we honor it where it applies.
8. How Long We Keep Your Information
We keep information only as long as needed for the purposes in this policy, then delete or de-identify it unless the law requires longer. As general guidance: offer and contact details are kept while we are in contact and for a reasonable period after, longer if a transaction proceeds; published reviews are kept while posted, and you can ask for removal; server logs are kept a limited period; and phone and email opt-out records are kept as long as needed to honor the opt-out.
9. How We Protect Your Information
We use reasonable administrative, technical, and physical safeguards; the site is served over an encrypted connection, and access is limited to those who need it. No method is completely secure, so we cannot guarantee absolute security; please do not send sensitive identifiers through our forms.
10. Children's Privacy
The site is meant for adults; it is not directed to children under 13 and we do not knowingly collect their personal information. Parents and guardians can contact info@propertysaver.net to have a child's information deleted.
11. Your Privacy Rights
Your rights depend on where you live. California residents may have rights under the CCPA as amended by the CPRA: the right to know, to delete (subject to exceptions such as completing a transaction you requested), to correct, to opt out of sale or sharing (we do not sell to advertisers or data brokers or share for cross-context behavioral advertising, but you may still direct us, including via Global Privacy Control), to limit the use of sensitive personal information (we do not use or disclose it in ways that trigger this right today, but if that changes we will offer the option), to non-discrimination, and to use an authorized agent. Residents of other states with comprehensive privacy laws may have rights to access, correct, delete, obtain a copy, and opt out of sale, targeted advertising, or certain profiling, depending on your state and whether the law applies to us; contact us and tell us your state. We verify identity before acting; for California we confirm receipt within 10 business days and respond within 45 calendar days, extendable by another 45 with notice, with no fee unless a request is excessive or repetitive.
12. How to Exercise Your Rights and Contact Us
Contact us at Property Saver Group LLC, 5900 Balcones Drive, STE 100, Austin, TX 78731, email info@propertysaver.net, phone 806-424-4959. Tell us what you want (to know, delete, correct, opt out, or stop calling, texting, or emailing) and enough to find your records and verify your identity; say if you are using an authorized agent. We respond within your state's required time.
13. Changes to This Policy
We may update this policy. We will post the update and change the Last updated date, and take reasonable steps to notify you of significant changes.
14. The Basis for This Policy and Your Consent
We share your information for the specific purposes in this policy: to do what you asked, evaluate and complete or assign a purchase, run the website, and meet legal obligations. When you submit a form or give us your phone number, you are asking us to act on it for these purposes, and that is the basis on which we proceed; for calls and texts we rely on the specific consent in Section 5, which you can withdraw any time. We do not treat your simple use of the website as your agreement to let us share your information.
Legal
Terms of Use
Last updated: June 21, 2026.
1. Acceptance and Who May Use This Site
These Terms are an agreement between you and Property Saver Group LLC governing your use of propertysaver.net. By using the Site, submitting a form, or contacting us, you agree to these Terms and to the Privacy Policy, which is incorporated by reference. You must be at least 18 and able to enter a contract. The Site is for adults involved with US residential property and is not directed to children. If you act for a company, trust, estate, or another person, you represent that you have authority to do so. The Privacy Policy and Disclosures page control on their subjects and are read together with these Terms.
2. What This Site Is, and Is Not
The Site is informational only. Using it or sending information creates no obligation for you to sell or for us to buy. Nothing here is an offer to buy or an acceptance of an offer to sell; any price, range, or figure is a preliminary, good-faith, non-binding estimate that can change and becomes binding only in a written purchase agreement signed by you and the buyer. Nothing here is legal, tax, financial, accounting, or real estate brokerage advice; consult your own professionals. The Disclosures page controls on how our cash offers work.
3. We Are Not a Broker, Agent, or Lender
We are a real estate investor and principal acting for our own account. We are not a licensed broker or salesperson, we are not your agent, we do not represent you, we do not list property, and we charge no commission or brokerage fee. We deal honestly and in good faith, but our interests as a buyer are not the same as yours as a seller, and you may seek your own representation. We are not a mortgage lender, mortgage broker, or credit counselor; any financing or lease-back option would come from independent third parties on their own terms. The Disclosures page controls.
4. How We Buy: Direct Purchase or Assignment
We may complete the purchase ourselves or assign our rights under the purchase agreement to another buyer, an affiliate or an unrelated third party; your price and core terms stay the same and closing is through a licensed title or escrow company or a closing attorney. To prepare and close, your information and property information are shared with the people needed to close, including title and escrow, attorneys, inspectors, contractors, and the completing buyer or partner, as described in the Privacy Policy. The binding terms and the specific state-required disclosures, which can include disclosure of our right or intent to assign and any right to cancel the law gives you in your state, live in the purchase agreement and closing documents; have your own advisor review them.
5. Your Submissions and Reviews
What you submit must be truthful, accurate as to facts you state as fact, your own, and not misleading, and you must have the right to share it; do not submit unlawful, infringing, threatening, or another person's private information. Reviews must be genuine and reflect your real experience; we do not pay for reviews, offer anything of value for them, post fake reviews, or condition any review on being positive. You grant us a non-exclusive, royalty-free, worldwide license to publish your review with the first name and star rating you provide, for as long as we choose; you can ask us to remove it any time and we will within a reasonable time. We may publish, decline, edit for length or clarity without changing meaning, or remove content that is spam, abusive, fraudulent, off-topic, or illegal; we will not remove a review simply because it is critical or negative. Nothing in these Terms limits your right to share your honest opinion or experience about us, whether favorable or critical, in any forum. The accuracy requirement applies to statements of fact you represent as fact, not to your opinions, and we will not penalize you, charge you, or enforce any term against you for posting a truthful or non-defamatory review. Any provision that would waive or penalize your right to comment on us or our services is void and we will not enforce it.
6. Intellectual Property and Site Content
The Site and its content are owned by Property Saver or used with permission. You get a limited, personal, non-transferable permission to view and use the Site to learn about our services and contact us. No copying, scraping, reselling, framing, or commercial use without written permission, and the name and logos may not be used without permission. Your own submissions are governed by Section 5 and the Privacy Policy.
7. Third-Party Links and Services
The Site uses or links to others' services such as web fonts, the form-delivery service, and links to other sites. We do not control them and are not responsible for their content or privacy practices; their terms and privacy policies apply when you use them, and a link is not an endorsement. Calls and texts are governed by the separate consent you provide, not by these Terms.
8. No Warranties; Site Provided As Is
The Site is provided "as is" and "as available," with no warranties express or implied, including merchantability, fitness, title, and non-infringement, to the extent allowed by law. We do not promise the Site is always available, secure, or error-free, or that information, including any estimate of value, is complete, current, or accurate. Some jurisdictions limit these exclusions. This does not change a signed purchase agreement.
9. Limitation of Liability
To the fullest extent allowed by law, we are not liable for indirect, incidental, special, consequential, exemplary, or punitive damages, and our total liability for Site-use claims will not exceed $100. This applies to Site use only and not to a signed purchase agreement, and it does not limit liability for fraud or personal injury or where the law forbids the limit.
10. Indemnification
You agree to defend and indemnify Property Saver for claims arising from your misuse of the Site, your violation of these Terms or the law or another's rights, or content you submit that is untrue, infringing, or unlawful; we may take over the defense. This indemnity does not apply to, and you owe us nothing for, any statement, review, or opinion you make that is protected under California Civil Code Section 1670.8 or any similar law, including any honest or non-defamatory review of us.
11. Governing Law and Dispute Resolution
California law governs these Terms and your use of the Site; the law governing a specific property sale may be the property's state, as the signed agreement states. Please contact us first to resolve any dispute informally. Lawsuits about the Site go to the state or federal courts in Los Angeles County, California. We do not require binding arbitration for Site-use disputes.
12. Changes to These Terms
We may update these Terms. We will post the update and change the Last updated date, notify you of material changes, and apply changes going forward only. Continued use means acceptance. This does not change a signed purchase agreement.
13. Miscellany
If any part of these Terms is unenforceable, it is limited or removed to the minimum extent and the rest stays in effect. Our failure to enforce a term is not a waiver. You may not assign these Terms; we may assign them to an affiliate or successor. You agree we may communicate electronically and that electronic agreements, notices, and disclosures meet any writing requirement; calls and texts are governed by the separate consent and any SMS notice, not by these Terms. These Terms are offered in English and Spanish; if they conflict, the English version controls.
